For sale by owner? Keep the control. Skip the blind spots.
THE SHORT ANSWER
You can sell your Utah home by owner, and plenty of sellers start there. What FSBO can't give you is the MLS: only a licensed brokerage can list a home on the MLS, where buyer's agents — and Zillow, Redfin, and Realtor.com — get their listings. Glide's I'll handle it plan is the middle path: your home on the MLS, a licensed team on the contracts and offers, and you still running your sale — for a lower listing fee than a traditional agent charges.

The real FSBO question
On a $700,000 home, the listing fee is $0 by owner, $7,000 with Glide's I'll handle it plan, and $21,000 at a traditional 3%. Nobody can promise what any single home will sell for. But buyers shop where the listings are — and the listings are on the MLS. The honest question isn't whether 1% costs more than free. It's whether full market exposure and a licensed team behind the paperwork are worth it on the biggest sale of your life. That's your call — we'd rather show you the numbers than pressure you.
No — listing on the MLS requires a licensed real estate brokerage. That's exactly what the I'll handle it plan provides: an MLS listing through a licensed Utah team, while you stay in charge of your sale.
If I sell by owner, do I still pay a buyer's agent?+
Only if you choose to offer buyer-agent compensation. Most buyers work with an agent, and offering compensation widens your buyer pool. It's separate from Glide's listing fee, and the amount — including zero — is your decision.
I already have a buyer. Can Glide just handle the paperwork?+
Often, yes — that's a common reason sellers choose I'll handle it. The contracts, disclosures, and closing paperwork get handled properly by a licensed team. Start the form and mention your buyer, or ask the team first at [email protected].
What does the I'll handle it plan cost?+
The listing fee is 1% of the final sale price or $4,500, whichever is greater. On a $450,000 sale the fee is $4,500. On a $700,000 sale it's $7,000. On a $1,000,000 sale it's $10,000.
What if it isn't working — can I change plans or cancel?+
Yes. You can move up to Do it for me or Showcase for more help at any time. And Glide's agreements are easy-out: you can cancel, with a small cancellation fee that's disclosed before you sign.
